Deciding to sell your home can be overwhelming, especially with all the legal and financial aspects that need to be carefully considered. With the right research and preparation, obstacles and delays can be avoided. Factors such as the current market situation can also affect your selling price, and the competition is tight. We’ve created a useful checklist to help you understand all the major aspects involved when preparing to sell your house.

Tip #1: Hire Professionals

Before you put your house on the market, you should hire a professional realtor to help you market your property to the right people. Hiring a real estate lawyer will also help you go over all the legal aspects so you can be sure that your real estate transactions are seamless. They will also be helpful in putting the necessary documents in place, such as your Property Deed, copy of Property Taxes, copy of Utilities for the last 12 months, copy of Recent Home Inspection, and Property Disclosure. Having your property appraised by a professional will also give you an idea how much you can sell it for at a competitive price in the market.

Tip #2: Sell Your Home Quickly

If you’re able to sell your house within a minimal time frame, you can save you money from utility bills, mortgage and tax payments. In order to do this, it’s recommended to arrange the removal of any clutter and putting them away in storage. Zero clutter will be more appealing to buyers who are looking to move in right away. It’s recommended to have an open, neutral space where potential buyers can easily see their possessions in your house. If your house needs refurbishing or painting, do this right away. Also, make sure that light bulbs are working and the windows look satisfactory.

Tip #3: Design your Home for the Right Season

Your home may be for sale for a few seasons, so it’s in your best interest to ensure that the property is decorated in a classical style, relevant to buyers who view them in different seasons. During the summer, the yard should be clean and planting new flowers will make the property more attractive. In the fall, rake the leaves and keep the yard mowed. The winter season may provide potential injuries due to slippery driveways, so its’ recommended to shovel the walkway and driveways to keep them dry. And lastly, place a nice doormat in to welcome visitors during spring.

Tip #4: Set a Schedule for an Open House

An open house can make or break your sale but by investing time in keeping your home spotless, you won’t have a difficult time selling your property. Bathrooms should be empty and clean, while all rooms should be thoroughly dusted and vacuumed. You don’t want to put off potential buyers by showcasing a place with dirt or mold. Avoid using air fresheners that use scents that may be allergic or too strong. Whenever you leave home, keep it in such a way that it’s always prepared for surprise visits.

Tip #4: Negotiate Offers

Before you decide on a buyer, go through all offers thoroughly. Remember that you can always negotiate the final price with potential buyers. A common mistake among sellers is when they sell out to the first interested buyer, not knowing that there are other potential buyers who could offer better rates.
